Maintenance

What We Do 

The Maintenance Team provide a responsive and efficient delivery of the day to day maintenance and repair of building and infrastructures across all campus's in both academic and residential buildings. These works are carried out by internal labour or specialist external contractor labour. 

  • Building - Doors, Ceiling, Decoration, Floors, Intercom, Roofing, Stairs, Walls and Windows
  • Electrical - Alarms, Heaters, Lifts, Lighting, Powercuts and Sockets
  • Furniture - Minor Breaks to Beds, Blinds, Chairs, Cupboards, Desk, Drawers, Noticeboards, Shelves, Tables and Wardrobes
  • Plumbing - Gas, Heating, Pipework, Showers, Sinks, Toilets, Water and Water Fountains
  • Ventilation - Air Con, Extraction and Door Heaters
Requests for repairs and enquiries for the above are to be reported via our online Facilities Helpdesk portal or, if you do not have access to a computer, ringing 01905 54 3344 (Ext. 3344) that is operational Monday - Thursday 08:00am to 17:30pm and Fridays 08:00am to 17:00pm (except Bank Holidays). Outside of these hours, emergencies should be reported to Security on 01905 85 5495.


Maintenance Process 

1. Staff or Student logs a job on the Facilities Helpdesk 
It is important that the requester logs the job under the correct problem type so that it is allocated to the correct trade as well as being given the correct completion time. 
2. Job urgency is determined and allocated accordingly 
From the job description the urgency of the request is determined. Urgent jobs will be assigned to First Response and non urgent jobs will be assigned to a Team Leader. The location of the work request determines which Team Leader it is assigned to. 
3. Jobs are scheduled 
The Team Leaders schedule the jobs on their portal to the relevant trades for the following week. These portal jobs need to be fitted in with minor projects, refurbishment work, planned work and preventative maintenance that they are already committed to. 
Unfortunately, one of the things we cannot schedule is reactive work, and sometimes this can affect our scheduled portal works.  

Occasionally, work requests will need escalating to external contractors in order to resolve them, these are commonly issues with air conditioning, lifts, automatic doors, fire panels, civil engineering works, roof leaks, windows and drainage.

During 2019 we received 6086 work requests via the Facilities Helpdesk in both academic and residential buildings. 

  • 1456 of these were for Electrical Jobs 
  • 685 of these were for Plumbing Jobs
In total 6051 of these jobs were completed.
